I agree. I think they give crazy discounts on those lots but they more than make up for it with the other more desirable lots. IMHO the development company probably didn't want to pay for the added cost, just a guess. But from what I can see, the power lines only affect a small section of homes. Nevertheless, I wouldn't want one in my backyard or overhead. It makes the development look ugly.

For the most part the power lines are located in the perimeter of the development. there is one range of lines that goes through the middle of the development, but that field is empty, and only about 5 homes have actual poles in the yard. But like you said, the discounts on those homes are huge. in 10 years, it may not make a difference once the landscaping grows to mask that area.

Between the train & airport noise, the old prison cemetery, and power poles/lines overhead in some of the yards, how do you think property values in Telfair will fair in a few years?

I talk about resale a lot because my profession moves me around every 5 years or so.

Train Noise will go away...once the wayside horns get installed. Airport...well it is less noticeable on my side of Telfair, but the airport does have a policy of no flights after 9pm...(1 or 2 exceptions). the Cemetery area will become a city of sugar land park. I think because the Location is in the heart of Sugar Land prices will go up. We have a friend that will be building a multi-specialty medical practice in Telfair soon. Because of all the hospitals in the area. Telfair will be built out in 3 more years, so 5 years will be an interesting time.

You are correct about the location, I love it that 59 and 90 are close. The nearby shops and parks are great for the kiddos. I guess I’m just a little apprehensive about dropping that kind $$$. Can any Realtors chime in?

BTW, when are they going to start building out some of the business parks on the outskirts of Telfair anyway?

I just read that a new restaurant is opening in Telfair:

I don't think the opening date has been announced yet, but the sign is up.

What about the space along 59 and University? I think it's all supposed to be commercial along those roads.

In my opinion (and I drive through it every day on the way to work), Telfair is looking better and better as they finish it out and the trees get bigger. If my son wasn't already settled into a different elementary school and we weren't recovering from the hit we took on our last home sale, I would buy a house in Telfair without a second thought.
