In the 2-3BR, 200K(ish) T/H market, taking into consideration schools and monthly maintenance fees, which area would be more attractive for resale? (Let's assume all are equal in amenities--garages, small patio area, etc.)

Memorial (77024): Zoned to exemplary SBISD schools. Sky-high monthly maint fees ( ~ $375/mo)

Westhaven Estates (77057, Bering & Augusta near Woodway): Zoned to best HISD schools (briargrove elem, etc). Maintenance fees are lower than Memorial, but still significant ( ~ $250 - $280)

Rice Military (77007 closest to Memorial Drive): Schools not that great, except Lamar High. Maintenance fees are nil to $100

I say the Memorial TH because the elementary & middle schools are exemplorary, and the high school is Memorial. These 3 schools beat the Westhaven location even with Briargrove Elem being a good school. Better schools = better resale $$$$.

The problem with Briargrove and Westhaven Estates is that Grady Middle School was rezoned 20 years ago to include all the apartments on Richmond. All the Tanglewood/Briargrove residents packed their kids off to private. My parents sure did. Then about 3-4 years ago they rezoned it to mostly neighborhood, but no one's "buying it" yet. However, I would put Briargrove head to head with most SBISD Elem. schools, just because of their policy of NOT teaching to the TAKS and the massive amounts the PTO and the neighborhood raises, upwards of 80,000 a year. That school sits smack dab in the middle of homes valued at 600k-5 million and everyone (kids or no kids) supports the school.

The High School choices are either Lamar or Westside. Truely the best High Schools in HISD, but one heck of a bus ride or car drive away.

Townhomes in general just don't appreciated well. But the ones in Ethan's Glen and Somerset, in 77024, have seemed to buck the trend. they've gone up about 100k in the past 10 years, while Westhavens' have maybe gone up 25-30k.

I don't know anything about Rice Military. Sorry.

That's funny EasilyAmused, those are the two Memorial properties I've been looking at. I was at Ethan's Glen last weekend actually, and a lost soul wandered over and asked me what the HOAs were there. When I told him he sucked in his breath!

We have friend who bought and sold in Rice military (leverkuhn)and made over 100K in 2 years ( bought in 04 sold in 06 approx.) So - it is a good reseller area.
I would be concerned about Rice Militray due to all the bars and restaurants going in on Washington if I had kids.
Memorial is great - have you thought of West U or Museum areas?

Though I *love* those areas, I'm not sure I could afford anything in West U or Museum district. Maybe I'm wrong? The max I want to spend is 250K.
