We are looking for houses in 80' lots, and we really like the Cinco Ranch Southwest area, the area where the 80' lots is like a little sub-division inside the larger (much larger) neighborhood.

I think we are going with Partners in Building, because they can do the house the way we want it, at a price that we can afford.

But I am shocked to learn that the same house in CR is 120,000 $ more than in Firethorne.

We went to firethorne, and it seemed nice, but we like Cinco more, I just don't know if we like it enough to pay 120,000$ extra.

I have a 15 month old, so the issue with the HS in Firethorne will go away, since they will build a new one south in 2012 or so.
My husband works downtown, so the commute from Firethorne might be a bit easier, since its closer to I-10.

Any thoughts? Please help me rationalize this.

Hmmm... if I'm going to help you spend your money, I'd rather convince you to buy in Firethorne and send me the 120K.

Seriously, though, you just need to decide if the things you like about that area of Cinco Ranch are worth however many hundreds of dollars difference your mortgage payment will be each month. Put the math on paper. Write down pros and cons of each place. Location is everything, of course, but how much location are you sacrificing to be in Firethorne?

And if you'd like me to help you rationalize sending me that check for 120K, let me know. I'll draft some remarks.

Me personally, I could not justify spending $120k more for the exact same floor plan just to be in Cinco Ranch SW.
That's almost the price of another home.
If it were just $10k or $20k difference, maybe.

LOL houston-nomad, thanks for the offer but I think I can find a better use for that money.

The more I think about it the less sense it makes, and yes, everything in paper tells me I should go for Firethorne, but what I am trying to understand is why would the prices be that much higher?

Basic economics of supply and demand... they can charge that much more in Cinco and there will still be buyers due to the popularity/amenities of Cinco. Also I'm sure the land cost to the builder from Newland (developer of Cinco) is a lot higher as well.

Firethorne and keep the 120k for a rainy day, not to mention the extra 4k per year in property taxes you'll save.

I live in Cinco and would agree that it isn't worth 100k more! lol!

I would wonder if in terms of lots, are they apples to apples? Is one maybe lakefront, or something else "special" Conversly, is there something not favorable about the lot in Firethorne (back up to an electrical tower or something?)

I'd also (since I like Cinco more) at least try to bagain them down in Cinco... and see what I get.

LOL I didn't know there was anything wrong with Katy HS , Katy HS. has withstood the test of times. KISD & Katy residents will never let that school go downhill
