Take this for what it's worth, but in our New Territory newsletter there was an article about FBISD finalizing a purchase agreement on some land to be set aside for a future high school. It had comments from a FBISD official indicating where they were in the process.

I would imagine that a school in that location would likely include kids from New Territory, amongst other neighborhoods as well.

I am looking at a Perry home ... 4193 sq ft... It's on a 70ft lot (total 14K sq ft) and they are asking about 470K... Do you think it's worth it?

or a Highland home ... 4059 sq ft... It's on a 60ft lot and they are asking 430K...

What do you think would be the better buy?

PLEASE HELP!!!

Y'all need to stop mixing and matching. For example, I'm closing on a newbuild Perry, 3000 sq/ft on a 70' lot in Shadow Creek for just over $90 per sq/ft. So, why is the exact same home more like $111 sq/ft in, say, a Sugar Land subdivision? Same home, same model number... It's the underlying land.

One cannot ask "Is a Perry home at $125 sq/ft a good deal in Telfair?" vs., say, a Highland home in Sedona Lakes, same size, for $114 sp/ft. Well, you can, but it's apples to oranges.

Perry willnegotiate. We basically got a "Special Price" that they listed minus 10% and about 50% off $25,000 in "Upgrades" from the design center.

Other than that, do an appraisal search in the 'hood you're looking at and see what the comps are, then take that to the builder. If they won't negotiate, then you have to decide what to do.

Just sayin'...

You need to compare the upgrade in each house. How big is 60ft lot? Which floor plan do you like better?

Highland homes has higher rating than Perry homes.

Only YOU can determine whether the house is worth it. I paid $68/sqft for my last house (not new, but great commute), and $116/sqft for my current house (new dirt build on prime lot). Both houses were exactly what we wanted/needed for our situation at the time. No question we could find our current floor plan much cheaper if we had made a host of different choices, including design options, location, gated/not, house on lake lot or not, etc etc etc.

Worth it compared to what?
Inventory or something you want to build?
Do you have a real estate agent helping you?
If you're set on Perry and want to build but worried about Telfair prices, you might also look a few miles north in Old Orchard. If you can get past being in a smaller subdivision (fewer amenities) and outside of Sugar Land city limits, you can likely get a considerably lower price on the same Perry home and a lower property tax rate. Most of the Sugar Land area is nice, and I think Perry is good for a tract builder and is a Houston/TX based company. I'm not as familiar with Highland so I can't say.

If you compare Telfair with New Territory and Commonwealth, Telfair price is very reasonable. Once they finish building the commerical in Telfair, the price will go up.
