Can you also share with me how much a 4500 sq foot, 2 story home with a pool would cost me to be inspected?

Most usually charge on the size of the house, so that will cost you. $500 range for an Engineer maybe.

Hedderman, (there is website somewhere) is pretty good. The one thing you want to do is get one that is a structural engineer.

There is a misconception that a SE is somehow more qualified to perform a home inspection than a Professional home inspector. This generalization is untrue. An engineer excels at applying science and mathematics and a Professional inspector excels at observing and reporting. Given that no Engineering is performed during the course of a standard home inspection, you are more likely to receive better value by hiring a qualified, licensed Texas Professional RE Inspector. Just as you would likely not employ a cardiologist to perform a general physical examination.

I agree. A SE would be brought in (at his higher price tag) if the regular licensed inspector recommends one, due to evidence that there are foundation issues. Usually, that evidence has already been spotted by the Realtor and/or an observant buyer. An SE usually does not do very many regular inspections - and the rest of the home's condition is also important.

Sandy did a very thorough inspection on our house with a complete written report. She charged $310 for the initial inspection and we asked her to come back to check the repairs made by the sellers ($125). She doesn't do termite inspections but had a termite inspector do the inspection for $75. Sandy noticed some cracked bricks on one side of the house and recommended that a structural engineer investigate it. We found and engineer who charged us $250 (split by us and seller) for the inspection.
