I'm considering putting my 1999 2000 sqft single story Grand Lakes home on the market soon and cringe a bit at the thought of paying a broker $12k to help me sell it. We seem to have a bit of a unique home in that it's one of the fewer 1 story homes in the neighborhood and I've received a few solicitations from brokers offering to list based on this criteria. My colleague sold her home near me in under 30 days receiving multiple competitive offers in the first few days.

I'm in no big rush to sell, kids are homeschooled and I work a rotational based job with 2 weeks off at a time.

Any experiences out there good or bad?

Was your friends home similar to yours? Just because it's 1 story, doesn't necessarily make it difficult to sell in an area dominated by 2 stories. It might even be beneficial.

Commissions are negotiable. If you are planning on buying a new home too as well as selling your current home, there are Realtors out there that will lower commissions if you use them on both ends of the transaction. Just an idea to think about.

There are currently about 12 one story homes for sale in Grand Lakes. I think that It all boils down to how well the agent markets your property and if he/she prices it right.

I just sent you a direct message with details about the very positive and successful experience I had recently using a discount MLS broker (listing agent got 1%, buyer's agent got 3%). I checked into FSBO and passed on it because I wasn't confident that the company would manage the MLS listing correctly and make changes promptly. Since almost 90% of the homes sold are found from the Internet, that was very important to me. Feel free to sent me a direct message with any other questions you have.

and that's 12 out of 49 single family homes total, or almost 25%. Only six of the total have an option or contract, and only two of the single story. So single story may or may not qualify as a unique quality in your area . You might want to spend some time on har.com's advanced search or map search to look at your competition. With active, single story homes in Grand Lakes ranging in listing price from $185-325k, there's plenty of room to mis-price yours.

Most houses are two story so we were very happy to find a wonderful single story when we moved to Cinco Ranch. It was also in a unique area so that clenched it. Homes here sell FAST so I hope you have good luck.

That's what I said. Unless the OP's home is ugly, purple, and extremely small, then it should be like the other homes.
