How is the peak time commute from Sienna Plantation (in Missouri City) to Down town Houston (Say, chase tower) and Medical center ?

It appears many folks are taking Hwy 288 but 288 is getting more crowded daily. how about the new tollway ? Getting out and Getting in ? You got to pay one toll and pay twice ?

You'll save a huge amount of time using the FB tollway. With the price of gas being what it is, you might even come out ahead.

From the Med Center to Sienna Plantation's enterance was under 30 mins last week from around 5:15pm. But Sienna Plantation is huge, and you really can't speed since there are cops everywhere; so that adds to the commute.

I don't live there though, so maybe someone who does might have a better idea.

30-40 minutes. Fort Bend Tollway to Hwy 90 into the Medical Center.
Sienna is currently installing new traffic lights to ease the traffic that has started in the mornings and evenings. This was the only drawback we heard of Sienna (while house hunting), the traffic within, but that's being helped. Traffic, is, however the norm in this city.

If we assume that the house is the MIDDLE of sienna, how much time it would take to get in to Fortbend tollway ?
I assume 30-40 minutes is the time from your garage to Medical center garage. Is that right ?

I heard that this Sienna Plantation area (subdivison) was really nice to live? Is this true for a women with kids?

I moved there last november because it only takes me 25 min to get to work.
The area is nice but get ready to pay some higher utility costs (water & sewer) and taxes (M.U.D. & levy).

Fort Bend Tollway is 10 minutes away at most, from the middle of Sienna. There's a road that leads you right to the Tollway from within Sienna. I included this in my time estimate.

And Trailynn I definitely would recommend it for a woman with kids. One of my neighbors is a widow, living there by herself. She said she was afraid at first because of how dark it was in our small division, her house was one of the first to go up, so there was no streetlights yet and she said she would call the Sienna security to come and check up on her until the lights were put up.

And yes be ready to pay hefty taxes, another drawback....but what's new in these master planned Houston communities?

For newer construction, 3.5%
I guess the newer homes get the hit hardest and as newer houses come in they relieve the existing homes burden a bit. I'm still learning about this whole property tax issue.
