Providence heads west; developers, Madison officials set stage for neighborhood center with 349 homes | AL.com

Madison, Alabama – A Providence-like development is on the horizon in the vast cotton fields of west Madison, bringing a mixed-use center intended to be more pedestrian and bicycle friendly.

The City Council rezoned 157 acres of agricultural and commercial property to Traditional Neighborhood District at the end of July that places the same sort of restrictions and allowances where residential and business can not only share the same block, but also the same building.

The development has no name, but it is being managed by the same group that put together Village of Providence in Northwest Huntsville: Ron Roberts, David Slyman and Todd Slyman. The property is on the south side of Huntsville Brownsferry Road and east of Bowers Road in Limestone County. Huntsville Brownsferry Road is an east-west route connecting County Line Road and Interstate 65.

The developers have submitted a layout plan to the Madison Planning Commission that shows a basic concept of 349 residential lots around three sides of a neighborhood center on about 15 acres.

Great. Let's just ruin what is left of some of the best farmland in the Southeast. I am so glad that Madison doesn't extend much further west than this. Silly ideas like this are why I wish Oregon's Urban Growth Boundaries were nationwide. Our land use policy in this country is a disaster.

Just wait until Huntsville starts developing their master plan even further West than that.

I bike out there so I selfishly want it to STAY THE WAY IT IS! It is hard enough to find a decent place to ride without getting run over and killed by an idiot.

To some degree I think Providence was somewhat of a failure. It just caters to such a small area. The lofts they built on top of the restaurants and businesses were riddled with problems. There is nothing "urban" about Providence at all. I think the developers wanted the shops and lofts to feel urban, but the houses behind to feel more suburban. I guess now the bridge to nowhere is now a bridge to somewhere.

OT just a little bit, but it appears to me if Madison wants to have a chance, they need to start annexing land. All these businesses serving madison and many are in Huntsville limits which means Madison gets no tax benefit at all.

I wished they'd hurry up. It seems like ever since Tommy Battle got elected his main goal has been to slow Huntsville down. I wish they'd go back to more annexation and getting people to move here.

The downtown area needed to be larger and have some dedicated apartment buildings to work. Still it has some decent restaurants. Don't really consider the houses part of Providence

Thankfully, Huntsville has enveloped Madison so it woun't have to deal with some suburb fighting it tooth and nail like Birmingham does. Now if only they could annex land to the east too...

Traffic is not yet near Atlanta levels but give it 5 years and it will be. Just absolutely no urban planning in Madison. Infrastructure can't handle the population and traffic levels.

Absolutely agree with this point. 72 needs to be extended to 6 lanes. Slaugter and Wall Triana need to be 4 lanes all the way between 20 and 72. But hopefully the new exit at County Line and 565 will help.
