When it happens though, it can be a mess because they're a little slow about making the roads safe.

If you won't be able to move for THAT long, then I wouldn't worry too much about it right now...

I realize that, but I like to plan and sometimes things happen more quickly and it could be 7 years out.

And AL housing prices may sky rocket in the next 5 years like many other states. Californian's moving out of cali has casued Texas, Idaho, Utah, and Arizona, housing prices to sky rocket. Time will tell...

Default native Huntsvillian

A little off the subject, but I saw this in RocketDawg's post, "I live on a double cul-de-sac that has maybe 20 houses. There's not a single native Huntsvillian on the street. I'm the closest thing to a native, ", and it brought back memories. When we moved to Huntsville in 1964, and I attended the then-new Jones Valley Elementary, the 6th grade teacher asked for all the kids that were born in Huntsville to raise their hands. I don't recall the class size, I have to guess it was around 20 or 30, but, 3 kids raised their hands. Maybe I should have found some sort of Huntsville "old-timers" forum to post the above. But, I guess the bottom line is, whenever you do decide to relocate to Huntsville, I'm sure you'll find it welcoming.......and like the state taxes a lot better too!

taxes!!! Not that anyone asked but here is my monthly breakdown on the cost of living in California for anyone to reference.

property tax: $580 a month (2400 sq ft 1 story home)
Electricity: $200 a month (solar lease but before solar, it could be $400+ in summer)
Water/sewer/trash: $180 a month
Gas: $80 a month
Total: $1,040

*gas is $2.78 a Sam's Club right now

Property tax (house): A little over $2000/year in Madison, which currently is a bit higher than Huntsville. House just over 3000 sq ft. License plates also include property tax, for me is about $700/year for 3 decent cars.

Electricity: Got the bill today for August - $150, which includes trash and garbage, but not water. It will be higher in the winter (heat pump). This area has about twice as many heating degree days as it does cooling degree days, so in January will probably be about $200-$225.

Water/Sewer: Generally about $50/month (Sewer is higher than water, so the $50 bill is about $20 water, $30 sewer), plus irrigation (that's water only but don't charge for sewage on separate meter) and is seasonal, about 5-6 months of the year.

Gas: None - I don't have natural gas (gas for my cars is no more than $50/month during Covid at $1.88/gal for Chevron). We don't have the traffic problems or the distances to travel that southern Calif has.

Total should be less than half of what you pay in southern California.

That is a pretty big house. Is it a two story as that adds to heating and cooling space? Thank you for the break down as you are right it would be less than half (easy). And you add gasoline, car registration (25k car is about $1000 a year), etc.

my biggest expense is food and that will probably never change. Outside of food it is property taxes or buying a toy haha
