I’m looking at possibility buying a wooded lot near Guntersville and would like to get an idea of how much it would cost to get it prepped for building a house in the future. Tree and stump removal, grading, perc testing, and septic system installation is what I know I’ll need. Any recommendations for anyone who can provide estimates? Anything else I missed?

Probably depends on a lot of factors, not the least of which is how mountainous the area is.

I was at Gunter's Landing last week, and was surprised at the new construction going on there. Seems like for years there just weren't any new houses being built, but now there are several and what looks like new roads being put in.

The property is at the base of a hill, so it does slope upwards from the road, but my main concern is the cost of a septic system. I’m fairly certain a timber company would take the trees down in exchange for the wood. The grading may end up being rolled into any home construction costs.

There are houses on both sides of the property, so I can be pretty sure the lot isn’t uninhabitable.
