Nope just a cute but average home in a friendly, older neighberhood with a tad more property then the city or a new sub.
We bought ours last fall and also offered asking + closed quickly.
He has less square feet and a smaller lot but got 10 k more then we paid last year for ours.



From a personal perspective I am no expert .After searching for years + waiting list to now. I would say the market is more normal now not dead and that more homes are accesable to the average working family at what the prices should be for those homes imo.

There is a decent amount of variation state to state and from local to national lenders that I thought I would ask this within the Idaho forum--since the idea of makign a local deal appeals.

I have not found the real estate land/house prices dropping much up north (NID) where I have been looking. The same goes for Montana.

A bit here and there but not much. The real estate taxes did go UP in MT and in NID - I have been watching that plus working with 2 real estate agents up north (NID and NW MT) and 1 agent here in Western Montana where I presently live.

I don't know about the interest rates because I would be paying cash from my former house sale - several years ago when I moved out west.
