Let say I buy 100 acre bare land parcel in Washington county for $200K to start a small cattle operation and I spend another $100K to build my primary residence on this parcel. How are the taxes calculated or what would be the approx yearly total for this cow operation with on site residence?

OK, take this with a large grain of salt, but I'll pass on what I think I know.

Idaho offers tax exemptions (heavy reductions) on the value of agricultral lands. If you have 100 acres, 1 acre would be considered the building lot and taxed at a "prevailing" rate. The balance would be taxed at a much lower rate per acre, provided you filed for the ag exemption. Sorry I can't tell you the exact rate. On the house, Idaho offers a $75k homeowner's exemption, so take that much off the top of the home value. In your example you'd pay taxes on $25k of the value of the structure.

The other thing that will get wierd is that Idaho has a tax on personal property (tools, tractors, etc) used for the business. I'm just trying to figure out how that works.
