We are looking at a home in the Canyon Ave./W.Elva/Civitan Park area and have been told by a local realtor that it is a "modest" neighborhood. What does that mean? We're coming from Tennessee and are looking for a unique home - something special. Is this neighborhood a rough one by IF standards? Will we ever be able to resell it? I had heard that this part of town was in a rebuilding phase and was fairly popular.

I'm afraid our realtor just wants us to buy an expensive home in a new neighborhood - but I could be very wrong!!

Any input will be appreciated!

I think it's Idaho Falls, Sage. There is a Civitan Park there.

The area you described is not what I would call a new neighborhood. There are a few nice homes near Civitan Park and the Snake River greenbelt but there are smaller run-down ones too. You aren't planning to buy a home before you come to visit are you? There are some nice features to that neighborhood but there are some drawbacks.

I agree with skidaho, the neighborhood you're speaking of is it and miss. You will however have a front row seat for fireworks on the river for the 4th of July as well as when they decide to set them off at the ballpark. That area's resale prices are lower than in other neighborhoods.

It all depends on what you think is unique. There are a lot of really great old houses on the numbered streets- craftsman styles, a few art-deco homes, and many with really good detailing. These homes vary in price, and the neighborhoods are in much less transition on the numbered streets- in general, most of the homes are in good shape. On the north side, some neighborhoods are more run-down than others. In both, landscaping is mature. The numbered streets from 1st to 17th are mostly one-way, and narrower than in the rest of town, especially between Boulevard and Holmes.

East of Holmes, the houses are newer, mostly dating to the '50s. I bought one in this area in 2004, and like it the best of any I've ever owned in a lifetime of living in Idaho Falls, and it has character to spare.

There is a lot of good housing that was built in the 60's and 70's within and just outside of the numbered streets- some were the luxury housing of the day.
Just outside the ring of these homes lie the newer homes, built since the 80's. These range from McMansions to more modest, typical suburban-style homes. Some of these homes have character, but it comes at a higher price.

You'll find good ones in all the areas. The price range here seems to be narrower here than in other towns overall.
