How easy/difficult is it to find a single family home to rent for a year in Champaign? I am yet to talk to a realtor and figured that it might help the homeowner if I approach him/her directly..
I am looking to rent a home with 3 - 4 bedrooms in the new subdivisions of Champaign starting July this year.
Rent to buy option is also OK

Most homeowners with a realtor's sign in the yard will not talk to you. Housing is at a premium for two weeks before and two weeks after the school system begins and ends. If you intend to buy I would be talking to a realtor in April. Unless you intend to stay for 7-10 years it would be pointless to buy a house in the present economy.

Thank you. I am definitely not going to be buying now. I have contacted a Realtor today and gave her some initial requirements. Too bad there is no forum where homeowners can talk to potential renters directly, which could save them one month's rent in commission.

Also to keep in mind...the 2010 Census figures have come out, and Champaign grew by 20% since 2000 and is now over 80,000 people. I am sure this will affect supply/demand for housing.

The realtor came back to me and he is only showing me townhomes or single family houses in 'not so good' areas for rent.

Anyone suggest a forum or other avenues to contact home owners who might be considering renting or 'rent-to-buy' houses (3-4 b/room) in southwest / west Champaign?

I have tried Craigslist, but only getting spam

The local newspaper is probably a better place to look than craigslist:

That said, the type of rental you are looking for is atypical. You are going to have to sift through a lot of listings to find what you want.

Also, the typical turn-over for rentals in this community is mid July to August 1. You may find more options in the coming weeks. I have a co-worker who owns many rental properties in Champaign. He says he is just now sending out letter to their tennents asking whether they intend to renew next year or not. It will be another month or more before he knows what inventory will be available for the coming school year.

Most of the rentals here will be rented by word-of-mouth and without the help of real estate agents. A few agents will own rental properties themselves. Best to go strait to them if possible and bypass the other agents who may only work with rentals irregularly.

These guys own a few properties in Champaign, and a lot of nice properties in Mahomet. They're also probably have the most contacts regarding other available rental properties of the type you desire:
