Moving from Nashville , So we are looking to relocate due to job reasons to the SouthBend area. Is it as scary as my research indicates? We are looking for a 3,500 + square ft home up to about $550,000 - we have no children , we eat out alot and I want shopping near by. I do not want rural .... suburban is fine if there is alot of stuff!
so is E Woodside St South Bend, IN 46614. scary of not ? would YOU live in Southbend ? We care nothing about parks or walkability . What do you think of mishawaka,granger,osceola ?

Every large city can have its good, bad, and scary areas. Considering the amount you're willing to pay for a house, you'd have no problem picking the safer areas of South Bend. You might even consider Mishawaka or Granger. Granger has new subdivisions popping up everywhere and is a 5-10 minute drive to shopping. Mishawaka is similar to South Bend (it's tough to even tell where one city ends and the other begins). There's more shopping in Mishawaka by UP Mall, although Woodside St is closeby Target, Kohls, and restaurants (Erskine Plaza). Houses west of Stanley Clark school (on Woodside St.) can be pretty rough looking, although the 3500 sq. ft. houses for sale on Woodside (east of Stanely Clark) are very nice and in a great neighborhood, IMO. The houses are older and gorgeous!

It depends how far you're willing to be from the more crime-ridden areas.

There are many great areas in South Bend and yes there are some bad areas. You should speak to a
real estate agent. The area mentioned near Stanley Clark School is Ridgedale which has some beautiful
homes. Here are 2 properties as an example on East Jefferson Street (Jefferson Park)
where there are some amazing mansions.
This area as well as Coquillard Woods & E. Wayne St which is centrally located to shopping on Grape/Main
Street (Mishawaka), downtown and Notre Dame.

If you want Granger, have the water tested. Over-development has created some serious problems
(due to septic tanks).

There's no reason to move all the way out to Granger. My preference in that area is Mishawaka. I loved it when I lived there and the north side of town has the largest shopping and dining area between Fort Wayne and Chicago. But for $550,000, you can probably live just about anywhere you want.

Scary? East Wayne St, East Jefferson, Washington St, East Colfax & Coquillard Woods.....a couple of'miles
from UP Mall, Notre Dame, dowtown Mishawaka and downtown South Bend (The Morris Civic -concerts &
Broadway shows) The LaSalle Grill - excellent food, drinks, service. This area is close to everything.
There are also people from Chicago who have bought homes there for a fraction of the price of what it
would cost there.

You have $550K to spend on a house in South Bend? That will get you a palace with a great security system and a couple new high end cars and still leave you with lots of loot. Yes South Bend has a ton of crime but it's on the west and north ends mostly. I would opt for Granger. Granger is right next to SB and seems like it would much better fit your lifestyle. You would have University Park mall, "rich people Martins Supermarket" is in a plaza there, and lots of shopping/dining.
Just so you know though this area is mostly chains. Not a lot of ma-pop shops, sure there's some but it's chain by majority.
People in this area also tend to seem unhappy/hateful compared to some other places I have lived, maybe visit and see for yourself.

It's also so much fun driving into UP mall on Grape Jam (road). The mansions in South Bend are close to the Martins
on St. Rd 23 (much better than the Granger Store).

Considering the size of Mishawaka/SB/Granger area, the traffic on Grape isn't that bad compared to other nearby areas that have shopping plazas. Of course it is worse during the holidays and on weekends, but it's expected of bigger cities- just have to figure out which side roads can get you where you need to go in a rush.
