Hi another question from me.
Can anyone tell me specifically about the area of Indianapolis that Carmel surrounds (106th st)? I'm looking at a house in this area tomorrow and I'm doing a bit of research to prepare. I've seen some iffy things on crime spots in this area. How bad is it? Any other pertinent info?

Also, out of curiosity: Does anyone know what prompted the Carmel city lines to be drawn excluding that area? ETA- Nevermind.. been reading up on "Home Place" and its annexation Interesting stuff.

That's re-assuring! When I was house hunting, I was under the impression that anything north of 96th St. in the Carmel area was perfectly safe, but these crime websites had me second guessing myself..

Yep. That's Home Place. Indianapolis address but they use Carmel services and go to Carmel schools. Nothing wrong with that area at all but homes seem to be much smaller and older than most of those in Carmel. Carmel wants to annex it but they've been successfully fighting it so far.

That neighborhood has been viciously fighting annexation by Carmel for years. The homes are definitely older and smaller, and any sort of zoning/land control is far less strict than you'd expect in Carmel. Some houses have had overgrown lawns, junk in the yard not common for the area, etc. I would say a lot of those homes would need some work.

The neighborhood across 96th and the office parks on the Indianapolis side is nicer than Home Place IMO. I used to work at 96th/College and would walk that neighborhood on lunch.

Smaller/older/somewhat junky explains why it's in our budget! I wanted Carmel amenities/schools on an Indy budget I'm OK with a little run down, just wanted to make sure there wasn't a lot of serious crime happening there. I read somewhere that it's the "ghetto of Carmel," which made me laugh.

That's a decent description, ghetto compared to the rest of Carmel, which is still nice compared to most places.

It's actually a very interesting area with quite a mix of properties and hardly crime-infested.

Lexington Farms subdivision runs between 111th (across from the Monon Community Center and water park) and 106th. It is anything but "ghetto."

There is an area of winding streets with good-sized '50s ranches on large lots that didn't look junky to me.

The much-ballyhooed Monon Trail runs along the east side of Home Place.

And, yes, there are areas where a flock of chickens is not out of place.

Absolutely worth a look.
