Hi all - I need some real estate input ASAP! We're looking at houses in the Meridian Kessler / North Butler Terrace Area. We're finding that, within our price range, that many of the houses only have 1.5 baths. Many with 1 bath up (so 3 bedrooms sharing 1 bath) and no master en suite bath. Obviously, this is a common issue with older homes.

That said, so is this a real estate deal breaker for resale (if we were to resell down the line) in this area? We've received feedback all over the board on this - so I'd just like to hear your thoughts.

This is a situation where location trumps the 2 baths. While we would have loved two baths, when we were looking none were available and we wanted the area enough. Price should allow for it.

For more specific ideas, check with someone for current comps and selling times.

I would agree with Sweetana. I think that in a more "normal" purchase, at least 2 full baths is a must. I have seen homes that were on the market forever because they only had 1 full bath.

However, I think in that case, people understand that's just how the home was made, and the coolness factor of having an older, historic home outweighs that con.

It would be a deal breaker for us ... can't have 5 people sharing 1 bathroom, especially when 2 of our 3 kids are going to be teenage girls in a few years.

Is there any room to build an extra bathroom???

One of them has an extra full bath in the basement - but I was told those don't really count.

With the lots in MK, there is not much room for building on.

We'll keep looking I guess!

I would also support to keep looking, if resell is a major issue. It would be too hard to resell,

Remember, you're going to be living there for quite a while. This will not be a temporary issue.
Even if you remodel to get another bath.

Having 2 full baths is ENORMOUSLY convienient.
If you don't mind waiting in line or clambering over each other then go ahead and try the 1 1/2 bath house.
But I really feel you will not be happy.

There is just the two of us and we have 2 1/2 baths. We couldn't live without our present setup.

Yes, the 2 baths or more will greatly help when you get ready to sell, but...
It's really a quality of life issue. Only you can decide what you're willing to live with.
