Look at Fleming Island Plantation! Close to the base and great neighborhood. Kids can walk to the elementary school(Thunderbolt Elementary). This is a newer area so the YMCA and the schools are nice.

From someone who bought a house in 1992, I would tell you the same thing, do not buy a house in the area. As they told you, prices continue to drop, and the bottom is at least a couple of years away. The backlog of houses for sale will take years to clear in the area. A rental in the Oakleaf area is a good choice, just remember the demographics of the area are subject to change without notice. Oakleaf is not exactly what it was intended to be in certain areas, but still a great choice. Check out the houses, and stay away from the condos.

Rather than lose equity in our house, we gave it to our son. At least we didn't lose it to a stranger, or a bank. Why not help him now when he needs it rather that wait for us to kick the bucket.

On the bright side, my parents just refinanced their mortgage at 3.0%

It is a good time buy if you can be sure you've found a property that's bottomed out, lol.

Actually, Fleming Island isn't any closer to NAS JAX than the Riverside & Avondale historic district, which, by all accounts, is a far more desirable neighborhood with a high quality of life. The local, national, and international praise for the neighbohood should be a hint.

From Mandarin NAS would take no more than 15 minutes. Most of the traffic will be going in the opposite direction than he would be going during rush hours. Orange Park? Blanding is a street that I avoid at all costs.

It gets better: so they went ahead and locked it in, but when they were there they found out they qualified for 2.82%. Unfortunately they were told it would be approx. an $800 fee to restart the paperwork so they settled for the 3%. Yep.

We moved here planning to buy with a pre-approval letter in hand. Once we got here, we decided to rent. The housing market is a mess everywhere. But it seems to be even worse in Florida. We love the house we are renting and the owners would love to sell it to us. But we have absolutely no idea what the house is even worth at this point. And I don't think we've seen the bottom of the market yet.

We're waiting.

It used to be Location, Location, Location and now most of the time it's Rent, Rent, Rent

The prices are still coming down a bit here and the amount of vacant rentals available here has really dropped.

We are pretty close to 2003 prices.

Jacksonville has a lot of submarkets.. for ex: northside, westside, beaches, southside, intracoastal, downtown, etc. and there are tons of subdivisions in each submarket. Everything in Jacksonville isn't following the exact same path... for example: one submarket might have a ways to go before it hits the bottom while another submarket might be at it's bottom plus the neighborhoods in each submarket aren't always on the same path. So you really need to look at your neighborhood plus submarket to determine where it is in the real estate cycle instead of just looking at Jacksonville as one market.
