Hello everyone, and thank you in advance for any and all information.

Me and my family will be moving to Jacksonville in January 2015. We will initially be renting then moving into a brand new home. Looking online we have seen many new communities popping up everywhere and are not sure what is good and what is bad areas. We have 2 little girls ages 4 and the second is to be born next week. I want to stay under 200k for a house and I have seen plenty but with high property taxes. We would also like a community that has a good amenities and an area near good daycares and schools. I am a technician on the road so driving distance is not really a concern for me.

Keep in mind that the high property taxes include the CDD fees which pay for the amenities, schools, etc.

What tax rates do you think are high? A $150k valuation in Duval County ($200k minus your homestead exemption) will run you about $2900/year:

Same valuation in St. Johns County will run about $2300:

This is before any HOA or CDD fees (which only apply in certain areas). Also before any Save Our Homes savings you might be able to port over from your old house.

The tax estimator in Miami/Dade County doesn't seem to work - but you know how much you pay in taxes there. Robyn
