I would appreciate it if local realtors (or anyone else that cares to comment) would give their comments regarding the current home values and pros and cons for Atlantic Beach, Neptune Beach and Jacksonville Beach.

I know that I can find home listings on the internet, but I'm looking for some general opinions on which community has the best values and desirability. Like most people, I would like to be within 4 blocks of the beach, but of course only if I can afford it.

My wife and I would be looking to retire to one of the communities within the next few years.

Within 4 blocks of the beach- I believe Atlantic Beach will be the most expensive and Jacksonville Beach the least. I have lived in Neptune for the past two and a half years, just east of Third Street, and I can tell you my property taxes aren't getting any cheaper.

We really like Neptune but would live in Atlantic if we could afford it- as long as it is within walking distance from the beach and a newer (we were able to get new construction in 2012 just at $200/square foot- pretty great if you check MLS prices now), not so tiny home. Atlantic is so much quieter since A1A does not run through it that close to the beach. However, the nice thing about Neptune is you are within walking/biking distance to the Beaches Town Center and everything in Jacksonville Beach. Depending upon where you are in Atlantic and Jacksonville Beach you are further from one of those restaurant/shop districts.
