They seem to be selling a lot of properties in FL. I'm looking at some in Jacksonville they are handling.

I've been in contact with Jason Eason and Cheryl Bernal so far regarding properties. They all seem to be with different small companies in FL, like a couple realty entities and one tech support company.

It seems Jason Eason is an agent, he mainly works through different sites, and 4salefla.com with two other agents.

4salefla dot com is registered to Jason Eason and it has an address and his cell number and personal email on the domain WHOIS. The cell matches what I use.

tlc-llc dot com which is where all the 4salefla dot com agents have their emails is registered to Jon Franz who also owns jonfranz dot com(only has a blank page someone placed) where his email is.

All the LLCs accociated with John Franz and the street address on the WHOIS are: Jon Franz LLC, Lacho Franz LLC, Pwp3 LLC, 410 52nd Ave Dr LLC, Pwp Investments LLC, and Amos 524 LLC. I haven't checked with BBB or state offices on any of the registered names.

They all have more domains too, all registered under godaddy and one other register. I didn't dig deeper on those I just know there are more domains using the addresses and names.


I've never actually spoken to Cheryl Bernal only communicated through email; her email is also under tlc-llc dot come. The name comes up with some legitimate entities.


Supposedly they have a lot of properties and have been doing realty for years. They have a lot of listings on Zillow, CL etc..

I also have some of their AmeriBank(Tampa FL based) details. I'm assuming it's all legit and they are just doing some venture capital side projects..

Makes sense. I've worked with some private entities like that in the past, who basically buy these and flip them without doing much work to them. They're the type who are first to the punch and get them really cheap, since they purchase as-is w/ no repairs. Middle-men types, I guess. LOL

The property had a demolition lien, about 6 nuisance leans, and a few years of taxes due. Totaling close to $18,000. It was in NW Jacksonville too so not really worth it.

This is why they mostly have cheap properties with quit-claim deeds. TC '09 is a small LLC started by a bunch of other real estate companies so they can dump bad properties under another name.. All those agents I listed work for other companies with trademarks..

Always check with the county using the parcel ID, ask if there are liens or back-taxes. Especially when the seller is using deed-types that have no guarantees..
