Hi, we are a British family relocating to Ponte Vedra. Could anyone offer opinions on Odoms Mill, Sawmill lakes subdivisions? We want a family neighbourhood with a home in the region of $500k. Thank you so much...

They're nice. I"d choose Sawmill Lakes as it's bigger and has amenities (pool, maybe a field / playground - check google maps). Although if you want kids to walk to school, Odoms Mill is one of very few neighborhoods walkable to Ocean Palms Elementary and Landrum Middle school (and YMCA).

I think Sawmill would be perfect in your price range.

You can also ride bikes to beach from there...probably under 2 miles, straight on a sidewalk. And, it's one of the closest neighborhoods to the High School (PVHS) and Davis Park (sports practices).

Odoms Mill has a community pool, a playground, and basketball court. I don't know the size of any of them, though.

I think both Odoms Mill and Sawmill Lakes are in flood zones with mandatory flood insurance. You probably won't be able to get a flood insurance quote without an elevation certificate. You'll have to ask the sellers for that.

Homeowner's insurance cost depends on the house. Ask your real estate agent for a referral to a mortgage broker who can check permits (to see how old the roof is, for example) and flood zone determination to give you an accurate quote before making an offer.

Find a buyer's agent to help you. Most real estate agents in this area work as transaction agents, which means they act as a neutral go-between to complete the sale. A buyer's agent will represent your best interests and will keep anything you say to him/her confidential.
