i AM LOOKING TO BUY A HOUSE IN ST JOHNS 32259. I NEED A RATED SCHOOLS FROM ELEMENTARY THROUGH HIGH FOR MY KIDS. I WOULD LIKE A SHORT TERM RENTAL WHILE HOUSE HUNTING FOR 3-5 MONTHS 6 AT MOST IN SCHOOL DISTRICT. ANYONE?

Just a point of note about short-term rentals, in case you don't already know this. In Florida, residential leases for 6 months or less will require that sales tax be collected on the rent amount. Also, short term rentals of that duration generally cost more to the landlord in terms of turnover, make-ready, and leasing expenses. Be prepared to pay significantly higher for a monthly rental rate than what you might pay if you were signing a lease for 12-months.

Also, that particular zip code is very desirable for the same reason you want to be there. Rentals go very quickly, so don't drag your feet on something that you have interest in.

You might be better off finding a 6 month rental at an nearby apartment complex. I think finding a short term rental in that zip code (which happens to be mine) will be next to impossible.

thank you all, I understand it is difficult, my problem is the schools need an address in their zone to register my kids. I am arriving in May and the school starts in Aug.. Anyone have experiance in asking say 3 months in advance to terminate a one year lease, is that possible? In NY it is done
occasionally.

No one can stop you from breaking a lease agreement. Just understand and be prepared to bear the consequences for doing so.

Thank you very much. Does anyone know the school registration process?
Is it possible to register my kids without a proof of address as in Electric or cable bill?
Meaning id there a way of registering if I am living at the moment in a vacation rental
outside of the school zone? The children are required by law to attend school and if I have yet to purchase a home what can I do to make sure they are accepted in the school? Of course I will call the school but I wonder if this has come up before.

Yes, this question arises frequently. To register your kids in a St. Johns County school you will need proof of residency. There was a time when the school district would allow you to use your home contract (if your home was under construction) to register in the particular schools the house is zoned for but they stopped doing that as the schools began bursting at the seams several years ago. If you are in a vacation rental you will need to register the kids in whatever school that rental home/apartment/hotel serves and transfer them to another school once you have purchased your home. This is clearly not an ideal situation but it is what it is.
