Fernandina Beach is one of my favorite cities in Florida.

Would be a nightmare to have to commute to Jax though...

Sorry, but IMHO Nocatee is getting way to crowded. We looked there just south of PV, and could not stand the traffic. It may be 10 minutes from the beach, but that is on a good day when everyone is at home, then when you get there there is nowhere to park. For the OP's requirement St. Johns County is really the only choice. South SJC is our preference.

Further South is definitely our preference, it takes us 5 minutes to get to the beach by car or scooter, 20/30 minutes to walk there, 10 minutes to Cycle. simply no contest. 5 minutes from all shopping and any medical you will ever need. No kids so do not care about the schools.

Based on your budget I would recommend somewhere in St Johns County. St Augustine has a lot of boaters and you have the ocean as well as the Tolomato and Matanzas Rivers. Maybe others that live there can shed more light on it but it seems like a boaters paradise, but then again its just an observation and I am not a boater. I personally would not want to live on the St Johns River, but that is just me. Why live in Florida if you are not near the ocean? Best Schools are in St Johns County near here in Ponte Vedra which is very pricey and homes on the Intracoastal are 7 figures. I don't care for the new Communities west of here, they are landlocked, getting more crowded by the day and the lots are tiny. My best recommendation is to get a decent FULL TIME Realtor and they will send you lots of listing that fit you specs. Living on the water is great but you must consider the potential for flooding.
