Hello everyone

Does anyone reside or knows someone that lives in Etown? I like the location. My concern from a distance is possible 295 noise intruding into the homes. Also seems there will be years of construction. The homes IMO are kind of expensive

So if anyone has insight or opinions into location, highway noise the builders(ICI homes, David Weekley, Toll Brothers, Providence homes) please reply.

The most positive spin I can think of is that it's the same developer as Nocatee. If you're into a master planned community life, Parc group seems to know what they're doing. I think the houses are far enough away from the highway where noise wouldn;t be a concern. Drive there at night, park your car, sit in the dark and see for yourself. If you move in now, yes there will be lots of construction going on. Flat tires, lots of roof hammering, dump trucks coming and going etc...

What do you like about the location? Personally, for the price I think there are better choices.

The location is close to St John's town center, durbin town center and not far from Jacksonville Beach .
What other locations or subdivisions would you suggest for that price point? Right now CDD HOA combined come in around 1900 a year. Most planned communities it is at least 3000 a year

All I'll say is that it's in an extremely weird location (to say the least). I personally wouldn't touch it with a 10' pole.

Well ok. being next door to Atlantic Coast High School, around the corner from Reedy Branch with Publix & the original Winn Dixie-mahal, Dr offices galore and quick connections to I-95, Flagler Center/Gran Bay, and the Bartram/Durbin developments, seems to me this is a VERY centrally located development.

Very centrally located in relation to what? Downtown?,Beach? ,St Johns Town Center?. It depends what you want to be close to. I, personally, do not care for that area, I prefer closer to the ocean. Its all relative. That being said, the developer is a first class outfit and Nocatee is the Gold Standard for planned communities in the area. This the way I look at it, the nicer areas are built first and as time goes on other less desirable areas are built out, its not the case all the time, but most of the time.
