They ended up renewing my policy on my house build in 2020. Premium went up quite a bit, almost 25% however. Made up for it by switching my car insurance to them and saving a huge amount there(boy that change was overdue..wont stay with an insurer for more than a decade ever again!).

Since your house is only 2 years old, that's your reason for the renewal. They don't have a problem with your roof.

Interestingly, an independant agent who writes Progressive sent me a quote from Progressive for about $1000 to write a new policy on the house that they were not renewing because of the "hurricane exposure". He did not know that I had left Progressive since they were not renewing it this month. So what would happen if I accepted their $1000 offer for a new policy? I'd be just fine; or they'd discover later I had been on the cancellation list and they cancel me again?

It seems that the hurricane reason is bull; they really didn't like the age of the roof. I replaced it in December (not that it needed it yet) so it now has a new roof. So maybe they'd be fine with it. After all, the age of the roof (18 years old) was the REAL reason they weren't renewing the policy.

We are not in the OP’s zip code but rather 32034 in Fernandina Beach an our insurance went up 10% (our roof is three years old). I have three friends who just recently received notices that their policy’s would not be renewed unless they replaced their roofs. One was off island and two were on island. It looks like from what they were told by their insurers that 15 years moving forward is going to be the sweet spot where you are going to have to replace your roof in order to maintain coverage. Each replaced their roofs and saw about 10% increases thereafter.

My renewal was canceled. I switched to Tower Hill and my rates actually went down by about $200 per year.

I had a policy with Tower Hill to replace the non-renewed Progressive policy, but it turned out that Tower Hill will not write anything over $300,000 in liability for a rental property. I needed $500,000 for the State Farm umbrella policy that I have. I actually got the President of Tower Hill on the phone to ask if they will write a $500,000 liability. He had a supervisor call me back. Her answer was bull, so I called him back again. I was actually told that renters are way worse than owners and that is why they limit the liability. Couldn't believe that answer.

Tower Hill, by the way, was WAY more expensive than my Progressive policy.
