There are a lot of good neighborhoods in Jax with lower rent prices (granted, older neighborhoods), a great deal below $1000 a month, you just have to look for them.

True - But many landlords cashed out equity in the boom and bought more property.

Definitely a possibility. You just never know. The way the media portrays it, everyone is over their heads and of course that's not true. So there will be landlords that have low or no mortgages.

It never hurts to ask for a discount, but you may not always get it .
