Thanks. I'm very familiar with both Naperville, IL and Plano, TX and actually like both of them. Just looking at the satellite images, the southern portions of the county do look very much like Sunbelt cities, with their tiny lots.

Well, if you like both those cities you're bound to like OP (or, Olathe, Leawood, Lenexa and Shawnee). It goes on for mile after mile of stuff that looks like this:

I think $400-$700K would be at the top of the market in some places around northern OP. If I was going to drop that much I would go south. Some of my relations moved to OP a little over 30 years ago .They were young and really didn't know how long they were going to be there. They have done quite nicely by essentially building further south about every ten years. They started out at about 103rd.

I think the metro is relatively easy to commute in. I remember when Kansas City was called the home office to many big companies and the highway system was planned for growth. Once I drove from Red Bridge to the airport (125th, south to 125th N) due to an address mix up, it took me about 45 minutes driving about 60 in the middle of the day. That's pretty good for a city this size. I spent that long trying to cross the Bridge in NYC.

I would say much of the suburban sprawl growth in JOCO has shifted more westward instead of south now. Western portions of Shawnee, Lenexa, and northern Olathe are all growing at or faster than Overland Park now in percentage terms.
