We are looking to buy several (20+++) acres for simple, ranchette living. Where is the land affordable ($200000), the weather mild, and the people friendly and conservative? No school age children, so schools are not important. Would like travel time to town to be under 45 minutes.

Rural Jackson or Jefferson County might be a good place to start. Those areas are within 30 minutes of both Lawrence and Topeka metro areas. Population densities in both counties are under 35 people per square mile. The weather is mild for the most part, but cold weather IS to be expected in the winter obviously. Prices would be much cheaper than the national average because demand is not high. Population growth is slow in both of these counties.

Anderson County is very livable. Several farm communities within driving distance of Lawrence, Kansas City, and Iola.

I've lived in kansas my whole life and sorry to say but there is no mild weather in kansas. It is either extremly hot or extremly cold. No joke

Did you happen to notice you resurrected a three year old thread with your first post? Being an authority on Kansas weather, maybe you can explain how it gets from 'extremely hot' to 'extremely cold' without transitioning through the moderate temperatures in between.

I live in Lyon County. I like it. I don't know how much ranches cost, as I live in town, but there are a lot of farms and ranches and stuff in the area, and you're not too far from Emporia.

Rooks county is a nice affordable place to live. Probally one of the cheapest places in the state to buy land or a house. It only 30-45 minute drive from hays which has walmart and other shopping.
