Hello All!

My husband, myself, and our 5 year old daughter are looking to move from Irvine to Richmond. My husband works in Irvine and plans to continue to commute from wherever in Richmond we choose, while I'm a sahm. Our daughter is currently enrolled in preK in Irvine and we were looking at (based on the great schools site's rating) White Hall Elementary or Kit Carson Elementary for K-5 if we were to move to Richmond.

Having lived in Irvine most of my life (and my husband being from the Morehead area originally), we have no idea what areas of Richmond are good for families/safe/kept up/etc. We've set a budget of around $85K (& below) for a home. I know that doesn't give us a lot to work with, especially in Richmond, but this will be our first time buying a home and we don't want to get in over our heads.

Can anyone offer input? Is it even possible to live in what is considered a "good neighborhood" with our budget?

Seems like the area just east of downtown is a little rougher. Rest of Richmond seems nice to me

I've noticed from what time we've spent there (most of our friends live in apartments all around downtown) that the downtown area probably isn't our wisest bet as far as looking for an actual home.

I'm just curious of what subdivisions/neighborhoods are within the schools serving areas that I mentioned above & if those areas have homes within our budget.
