I'm hoping to move back to KY and build my own small barn (roughly 20 acres) for my own horses and am wondering where you can find property for a reasonable price that's still fairly close (20 miles max?) to Lexington (Fayette county).
So where are some nice areas close to Lexington that are more affordable? Small towns are fine.

I think all of the surrounding counties have strict acreage requirements to build a house so I'd look two counties out. I'd look off the Corinth exit on I-75 (20 miles north of Lex) since it would be both affordable but also off an interstate. I like Garrard County south of Lex but the commute would be on the very busy US 27, which is stop and go in rush hour from Nicholasville to Downtown
The outer peripheries of Clark, Jessamine, Madison and Scott Counties will have some reasonably priced land, but keep in mind that you need to be within a 25-mile radius outside of Downtown Lexington.
Otherwise, censusdata is right. Country lands in Garrard, Anderson, Powell, Nicholas, Owen, Lincoln, Mercer, and other Outer Bluegrass Counties have not increased tremendously in value since the late 1990s and will be your best bet. Property taxes are hit and miss, though, and sometimes rates are actually cheaper in counties immediately surrounding Lex. (a la, the last paragraph) than in the Outer Bluegrass counties, so keep that in consideration.
I don't know what you'd call "reasonable", but when we were looking a year or so ago, the north side of Paris in Bourbon County was pretty inexpensive.....and beautiful!! We've found Paris to be wonderful!! But the commute to Lex might be more than you'd prefer.
