Hi! Looking at moving somewhere warmer than Ohio. Las Cruces looks promising for weather we might like. Looking on realtor.com I don't really see places that have hoa fees which would cover pool, community spaces, gym and such. Is there places like this? Also most lots seem very small, is this normal for area? Our budget is around 225k. Thanks

Look at Del Prado and The Pueblos at Alameda Ranch. I think both have pools.

There are a good number of HOA developments and it would be unusual for one of those not to have at least a swimming pool/spa. There is a good choice of retirement communities that have their own recreation amenities. Several mobile home developments seem to attract the retired folks with "clubhouse' activities, etc. Best bet is to consult a knowledgeable realtor about what might best meet your needs.


MOST developments in recent years cater to those who don't want a large yard to care for, especially since water conservation dictates not having a lot of foliage and lawn to maintain. But MOST lots in the area are in the neighborhood of a quarter acre. Older homes tend to have larger lots and those in the irrigated area of the valley have more greenery and less gravel and rock.
