What about all the people renting furnished houses and furnished condos on craigslist for short term rentals? Aren't they breaking the leasing rules of Clark county and the various HOAs? Who actually enforces all of this?

Not that I am very interested in super short term rentals, but when you are talking about a furnished product, its rare people are thinking 1 year lease. And 1 year lease is out of the question for me because it takes my personal usage away.

Do any other people in Vegas use a property 3 months of the year and just lease it vacant the entire remainder? I did notice tons of vacant homes and condos when I was there Sept and Oct 2010.

What you are working can be limitedly workable.

First off you basically can't rent for less than 30 days unless you are a hotel. This is simply a matter of taxes and it will be enforced. You can become a hotel but it costs time money and energry and will never be worth the trouble.

You can live in your home and rent it out the rest of the year. There are a number of places that will let you rent it for more than a month. Sun City for instance will let you rent it twice effectively in any given year.

Practically the high season is the winter time. That is when you want to use it. So you get off season rates. But it still will work. I would expect that you can rent it for 3 to 6 months virtually every year. Getting past 6 months very often will be tough. Remember you not only have to get them in...you got to get them out.

Don't forget the problem of damage. Transients renters of this sort often are rather unrestrained as to their use of your faciliitles. Sun City would be better in this but a trashed place is always a real possibility.

So yeah it can be done. But don't expect too much...and don't think it won't have problems.

In fact if you don't want the hassle the condo hotels will work better. But the economics will be vastly worse...but no hassle.
