Ok guys, I am looking for a little advice. We are renting in the 89052 zip code right now and have been for the last few years. The landlord just advised that he wants to move back in so we need to find a rental. I have been looking for a week or so because there is really no rush. I have found 2 homes that I really like but for different reasons for each. I like the area we live in now - the schools are fine. My sons are 11 and 13 - one will just be entering into middle school and the other one doesn't mind changing schools.

House #1 is located off of Valle Verde and Candle Bright. It is in the Greenspun Middle school district and Green Valley High School and is a really nice home. The downside to it is that it butts right up to Valle Verde - just the concrete wall separates it. I did a crime analysis via the Henderson Police department website and the crime in that area isn't horrible, but it is still a factor. The house is lovely and has everything that we need and the price is right for us.

House #2 is located in Palm Hills in 89002. This is a guard gated community (which I love) - the crime rate here is very, very low. The house is beautiful - but we like house #1 a bit better. The rent is $75 more per month so that is really a non-issue. The schools are Mannion Middle School and Foothills high school.

So, the biggest positive to house #2 would be the guard gated entrance. What do you guys think? Chime in here because I am so conflicted at this point, I need to hear some opinions.

Even homes in gate guarded communities get broken into. I would just pick the home and neighborhood you like the best.

IMO both areas are good, but go for Palm Hills just due to the area. The schools are excellent up there.

A friend of mine used to live up in Palm Hills and he said the HOA there is very strict about everything. The times you leave your trash cans out, keeping your garage open, etc. can cause a fine. That's just second hand info though. That may not be an issue depending on your lifestyle.

The Valle Verde home area just feels a little older IMO.

the Valle Verde is a bit older...but if you like that house the schools are just a tad better. Note that both school sets are fine.

Ignore the gated bit. If you are generally there most of the time and all that you won't have any problem. Crime in that area will be fine if you stay off the arterial.

In fact sometimes gated is a nuisance.

Having lived in both areas, I would choose Palm Hills. (I also have friends that live in Palm hills, and the guard there is better than most gated communities. You can't follow a car in or you get stopped, 24 hours a day. You HAVE to have a clicker or get buzzed in.) Which, come to think of it, can be kind of annoying, but VERY secure feeling. I also like the schools better in 89002, and the "out of town" feel.

That said, if you like the other one better, there you have it. We all have different preferences, and 89074 has some really great communities. Green Valley high is excellent.
