It only got that crazy after they started the 2 for 1 sale...as in '2 houses now cost what 1 used to.'

A good realtor (especially a buyer realtor) is absolutely critical given the unique climate of the real estate market in Las Vegas. Short Sales, Reo's, etc - If you are not intimately familiar with the unique Real Estate market that is Las Vegas buying a house could be an expensive exercise in frustration.

Make no mistake there are fantastic deals out there and IMHO now is a great time to buy. With a knowledgable agent assisting in your decision the whole process can be made much easier.

15,597 homes for sale (as of July 24th) @$70 per sq/ft avg. Total buyer's market with tons of inventory in the pipeline. It's all smoke and mirrors. Be patient, the "fire sale" is on the horizon [home-pocalypse 2012].

At the rate home prices are falling they will be free in @10 years (well maybe not "free" but pretty close).

NOTE:
The foreclosure crisis is not over. It's still happening. Documents are still being lost, MERS is still defrauding local governments of transfer fees. Banks will spend millions and billions of dollars in settlements and the State Attorney Generals are still entitled to prosecute them for criminal misconduct.

Look at the real estate listings on craigslist, it's really beginning to take on a carnival/circus atmosphere. People getting sucked in now will be crying the blues in a year or two...

2012 will be brutal

I disagree.

Houses can only fall SO far.

We're already at the point where a house costs less than it's replacement value. (Basically, free land plus a house at slightly less than cost.)

So long as people believe Vegas will continue to be livable for the foreseeable future, we'll continue along the bottom until things get better.
