Hi -

My sister and her two kids are living with me. They moved here from back East. She's settled now and would like to get an apartment, 3br, 2ba, maybe $800 a month. Not sure what area but she certainly wants something safe. However, I was thinking that perhaps it would make more sense for me to buy a condo, they could live in it and pay my expenses. I might be able to get away with less than $800 a month and actually own it.

Question: Is there any safe area in LV/Henderson where I could get a decent 3 br condo for about $70k? If so, is there anywhere that I won't be STUCK with a 3 br condo that's worth $50k in 10 years!? Finally, what are condo fees like? I have a home in Anthem and pay about $750 a year in HOAs.

If I had a crystal ball, I might be able to tell you. (But if I had a crystal ball, I'd be making a KILLING at the sports books and day trading. I'd be posting on city-data.com/forum/stmaarten, not here.)

I doubt you can get a 3br for 70k. Also most condo fees are nowhere near a house hoa fee. Figure 175-250 a month for hoa alone

There are a dozen or so in The NW. Regent at Town Center. The Condos at Cliff Shadow and Gowan, Mayfair at Alexander and Craig. Astoria North on Severance.

Note that some of the better deals may have restrictions on renting. That would not cover family but note that it may force you to sell if relatives move out.

Don't restrict yourself to condos. You can get houses for $70,000. You can also afford to spend $5,000 or so more on a house due to the much lower HOA fees.

There are also a HUD or two in that area that may provide a good deal.

I keep waiting for someone to post "I'm looking for an unsafe area to move into. I think I'd be the biggest, baddest, mofo in LV & I want to prove it by moving into THE most UN-safe area to kick butt & sell drugs."

I'm looking for a badly-constructed 1 bedroom house built over a toxic and radioactive waste dump in a high-crime neighborhood. But the price MUST be above $300/sqft.
