$65/sf is hardly a bargain.

I seriously don't get it. Why are people ripping on this place? The worst things I've heard is that it's a "horrible" neighborhood because kids play in the street (seriously?) and that only 1.5 cars fit on the roads (empirically not true as I've been there myself. there's plenty of room to drive). These are tiny, starter homes with no yards, but at least you're not sharing walls with neighbors and they include a 1-car garage. For $62k, how could anybody complain? It's not a bad part of town. Can a comparable home be built for $65/ft? How is it "hardly a bargain"? I don't understand all the negativity. Sometimes people cannot be satisfied. Sheesh!

Just a hunch but perhaps it's because they are able to look past the fire sale prices and low interest rates and recognize the forward looking economic indicators reflect that things are going to get a whole lot worse.

It's not negativity really, I just think they're poking fun at what they view as foolish...

...and I agree, $65 sq/ft is WAY TOO MUCH for that property!

I used to live in Silverado Ranch. Not far from this house in fact. The neighborhood is perfectly fine, not saying that it's a fair price per square foot, but a decent neighborhood. The worst I would say is you have appartments right on the side, Alberston's and commerical business right on the other side, and there weren't enough windows. Sounds weird, but the back sides of the houses have hardly any windows, and the few there are, are very tiny, I though it was weird. These were built prior to the boom, but like others built during it they were built pretty close together with small garages and not much parking. I believe there's a community pool if I remember correctly. Would be fine for a single guy or couple with no kids.

Perfectly reasonable price. Only one small house has sold below that. There are some lower psfs...but on much larger houses. So the price is OK if it is not a heavy fixer.

That is a very dense neighborhood. I would not buy there but I am not in the market for a below 100K house either. I too however would consider it a very nice neighborhood. Just dense.
