It is very frustrating trying to find a smaller single story home about 1500 sq. ft. with some kind of privacy in your back yard. I understand that the builders during the boom built mostly two stories. As I really only need a modest place (not a retirement community however) I find that most homes fitting this criteria are older homes, with a good deal of them being up north. What I find very bewildering is looking at the vast price differences in homes just a couple of blocks apart. I see homes all within the same vacinity for $110,000 then two blocks away $165,000, then two blocks away $135,000.

I know about Aliante, and always check there. I do see some older (older for LV) homes above Ann Ave in 89030 and 89031 that are just the right size and modestly priced. As I look further out, all I can find is two story or if one story, then only at $170,000 up. I also know about Centenial Hills, but again mostly two story with tiny lots.

Any insights into these Northern areas? I know a lot of you nix it.

Most homes around the valley are just that: tiny lots. If you want a big lot, try older East side. Some of the yards are really huge. There are some bigger lots in Aliante itself, but the homes are huge 2 story one's. You get views of the walking trails and other people's home's.

You may consider getting a home you are interested in that doesn't necessarily have all the privacy you want, and then putting in a gazebo and privacy screening after approval from the HOA of course. That will give you more privacy than having nothing at all in there.

If you are really considering North Las Vegas, go north of Ann Road, and no further east than Camino al norte.

you can go as far east as Losee with no problems if its next to Centennial...

I live in a community called Tropical Breeze that is just south of Aliante. You can find homes built before the boom with a decent sized backyard here, but in the couple of blocks built during the boom, the lots are tiny.

Is Losee a street? Are you able to give me a zip code?

Also, NLVgal, what zip is Tropical Breeze in?

I can't make heads or tails out of these zip maps on line. Going to need to order a regular map from somewhere.

I live very close to Losee and Centennial and find it very pleasant.

Actually if you stay on Centennia/215, you can go as far east as Pecos or Lamb. That entire are is all new plus there is the brand new VA hospital thats about to open up.

On the contrary, I find that many people here live in the NW area. Lots of smaller ranches in my area. 89143 95 and Durango area. Pretty new. Centennial Hills. I don't know how big of a yard you are looking for. There are various sizes...none seem real big to me, but that is coming from the midwest.
