how are the houses by pardee? mid tier? top? saw a few in Aliante they look very nice, they were built in 2006.

Mid-tier.

I own a Pardee home. At least their customer service is good when it comes to warranty issues. But there are still issues.

I live in Grand Teton Village.. It borders Providence on east side.
I love the area. Nice and quiet. Everyone is friendly. More like a suburb of Las Vegas.
Shopping is convenient everything within 10 miles--- mostly within 5 miles.
I don't travel the highways, but you can jump on 215 or 95 within a mile.

This area wouldn't be for people that want a city environment.

IMHO
I like Grand Teton Village. It is utterly urban. It is pretty close to the ultimate low rise dense urban environment. You don't have to have high rises to be heavily urban. Row houses will do.
