I bought my house for 65k no waiting in line and financed. It is 3 bedroom 2 bath double car garage. This was in 2009 but there are still homes in my area for sell. Prices have gone up a bit maybe 10%

Even waving the safe area spec for those east of Nellis there are not...There is one at $110K just east of Charleston and Nellis. But that one requires court approval.

Big Cliff is a flip and will likely go for $125 if not trashed.

I have offers on three places that fit OPs criteria. I don't know why you're unable to find them. I have no problems at all finding these properties in Sunrise. There are about 20 available right now.

There are two. Both built in the 60s. One at 87K - claims a 91K appraisal and one at $110K. The 110K one sold for $53K in 2010.

There is also a BK listed at $40K....but I would not want to bet on what shape it is in.

3/2/1 east of Nellis between Lake Mead and Sunset. Not Short or REO There are 3 listings None are above 1200SF.

Incorrect. Perhaps there's something wrong with your searches?

I'm not going to post listings online because I don't need to compete with more people. There are plenty in the $100K range. Considerably more in the $120K range. And there are three within walking distance of my house -- those are the three I have offers on. Of course, I don't mind shorts and REOs. I prefer them. And shorts and REOs weren't part of the OPs criteria.

I won't teach you how to cook - Don't you help me run searches.

YOu don't include REOs and shorts because the listers are playing games with pricing and the eventual outcome of the deal is uncertain. On a short you have no idea what the actual price is until the bank speaks...and lately they have been popping twenty percent or more.

If you wish DM me the listing and I will publish an address free critique.
