Hi-

I have a job offer in vegas and thinking about moving from dallas. I know very little about vegas except for the casinos. My job will pay me $200k+. Should I make the move?. I have 3 young kids and good schools are important to me

Depends on the job security and what you have going for you now in Texas.

I live in a nice area called southlake. The school district is exemplary. I'm not worried about the job security. My new job will allow my wife to stay home with the kids and not have to work. Can I get into a good neighborhood with good schools on roughly $250k per year?.

Also what kind of house can I afford?. I'm currently in a 3500 sq ft house that is about $500k

$250K in Vegas is REALLY good. You can pretty much live in any catchment area you want (ie get into any particular school you like.)

$500K will cover a lot of ground in Vegas. I'm in NYC, and that money will get you twice the house it would get here. AFAIK Dallas runs cheaper than NY Metro, I don't know the conversion to Vegas, but Vegas is know for good values in houses. $500K would get you into the McMansion class in Vegas, but not quite into a real mansion.

If good schools are important, either stay in Dallas or plan on paying for private school.

Ironically, we're looking at moving from Las Vegas to Texas. We're looking around in the Lindale / Quitman areas. Went out there over Labor Day weekend to check it out.

Stay in the areas with the top schools and you will be fine. Green Valley Ranch and up the hill in Henderson, Prime Summerlin will all provide what you need. If you have an exceptional child or two you can also use the private schools or the magnets which are pretty first rate.

Las Vegas does not have a direct equivalent of the selective high schools available in Dallas though some of the magnets and Meadows, the best of the private schools are of that class.

You can get a third more house for the dollar and one third the tax in Las Vegas. A different world.

That area shows no great schools. Easily beaten by GVR.

There are a few hundred houses for sale that need incomes in that range to carry.

If you make 250k you can easily qualify/handle a 6k a month house payment, credit and down payment of course dependent. That's around a $1.1M loan balance at current rates. He asked if he could get into a "good" area in town. I'd opine parts of the Bay Area, Manhattan and westside of LA are the only places in the US where this is a legitimate question, where most of the good areas might not have homes around the $1M price point. Everywhere else you might not get into the most exclusive area, but certainly good areas in the region are going to have $1M entry homes. Now the question of good schools to go with it is a valid discussion.
