And for good reason. I have a family member with a serious drug problem. She was renting a beautiful little place from an out-of-state landlord who was using a property management firm. What was done to that house was a crying shame. Lawn? dead. Gorgeous back yard? Dug up by the dogs. Windows? Broken by the kids. Worst of all, her boyfriend repaired a motorcycle... IN The LIVING Room, on carpet.

Three out of those four things were visible right from the street without anyone even entering the property. The prop mgmt. company was just cashing the landlord's checks and doing absolutely no "management". I was angry on the landlord's behalf. There used to be a beautiful magnolia tree , lovingly tended, on that property, but not anymore.

I have an excellent property manager that I use for my clients. He does a good job on selecting tenants and is excellent when things go wrong. I strongly recommend a good property manager for an out of town owner. If in town and reasonably capable you can do it yourself.

There are bad property management firms. You can get an idea by looking at the contract. As soon as you see open end arrangements difficult to end don't use them. And a clause stating they get the listing to sell your home if you decide to do so is another sign of an operator.

Another thing you need if you are going DIY is an application form. Most places that will do a check for you require permission from the renter plus the necessary info. The GLVAR form is reasonably good for this.

Thanks again every for the awesome advice... I do live in town and definitely do not want to spend the money for a property manager. I have no problem doing the work on my own... I eventually would like to know all the trick of the trade as I do plan on buying another rental property within the next year or two.
