Hi All

The house I purchased in henderson has a two car and the third is a rv garage large of another to fit a big rig with a trailer. I thinking of keeping two of collector cars in that area and this still allows a large area to wash my cars indoors. Has anyone drained their garage and what about temperature control the garage. I was thinking of insulation the door and putting blinds up for the window. Has anyone put a split AC unit to cool their garage.

Putting a drain in after the fact will require tearing up the floor and re pouring concrete with the proper slope to the drain. Right now it is sloped toward the door to keep the water from pooling. Big job. Just wash the car with a couple of buckets and then mop the floor. Be sure to epoxy your floors too. Putting a/c in the garage should not be that big a deal. You might be able to get a roof mounted unit that is a bigger capacity for less than a mini split.

You can buy a big floor squeegee and squeegee the water out of the garage, only takes a minute.

And hope that the slab isn't post tensioned. Otherwise the entire house, it's contents and everyone within could fold up like origami...

Garages typically get very hot, if you choose not to install air conditioning. With the moisture you could encounter a rust issue inside the garage. I remember a friend moved to Florida from California and mentioned a lot of his hand tools got ruined by humidity in his garage.

Mine's cooled with a mini-split. It helps, but it is still warm in the garage. Note that a hot garage can damage some power tools that have transmissions -- a router or hammer drill's transmission is packed with grease & sealed. It gets hot enough in the summer months in the garage to liquify the grease & damage the seal. Ask me how I know. :-(

I use an attic gable fan attached to a thermostat to keep the garage at reasonable levels. Even when it's 115f outside, you can keep the garage at reasonable levels.

Ok no drain and I will push the water with broom etc. I was planning to epoxy the floor and tile the wall up to shoulder height. I like working in the garage and currently have a chairs, bar and tv in the garage. I work on my cars as a hobby. I will be installing the largest ac split I can find. My goal is just to cool the big rv garage where I will be converting to my car room. The other 2 car garage will stay as is other than epoxy the floor.I will also installing four post lift. Does anyone have a recommendation for epoxy installer

Have a good plumbing contractor take a look. My garage has a rest room. It was not cheap but it did not cost 10K either. More like 1500.

Consider a swamp cooler. A member here going by vtvette has such a garage. He is also into building and maintaining fancy vehicles so you may find a kindred soul.

I did it myself. It was the first project we did when we bought this place. Just be sure to get the kind of epoxy they use in car dealerships, not the kind they sell at Home Depot.
