The requirement is that the seller order the resale package within two days of the contract signing and that the HOA provide the documents within 10 days. The buyer then has 5 days to review and can kill the deal during that period.

The buyer may also quit at any time if the resale package is not received within 15 days.

If the buyer chooses to close without the resale package it is considered approved.

I ended up buying in a HOA area but the association is very non intrusive. It's only $170 a year for fees and they don't bother anyone unless their yard is a mess. Back when I was house shopping my realtor sent me to a couple of houses in non-HOA areas. Across the street from one of them was a dude running a boat repair business right on the street. I didn't even look inside that house. The other was also a white trash dump as well. You might get lucky and find a non-HOA area that's not being demolished by selfish trashy neighbors. You also might have a winning lottery ticket randomly blow in your house when you open the door. Both options are about equally likely.
