Oh, I absolutely agree. Having a REA do this for you is much simpler and easier. However, if you're conducting your own DD in the middle of the night, or don't want to bother your agent (or wait for a response), then blockshopper is a good alternative.

I found it indispensable in my search as well. I'm sometimes astounded at the amount of useful data that's aggregated on the web and made free to the end user. Blockshopper rocks.

Sometimes I really don't understand why some people let their banks foreclose their houses even though the values of their homes are actually higher than the amount of their unpaid debt.

I just had a client who bought a small condo for investment and wanted me to remodel his new investment property. The condo was just sold for $44,000, but the amount of previous owner's unpaid debt was only $41,000. I am pretty sure that this was the only amount the previous owner owed. If I were the previous owner, I wouldn't let the bank foreclose my condo. I didn't need to let it happen. I could sell it to a new owner and paid off my debt afterward. Yes, I might lose agent commission fee and escrow fee, but it shouldn't have been that much, perhaps a few thousand dollars only. Why would I have to destroy my own credit?

It doesn't make sense to me.

Probably had an equity credit line, otherwise as you pointed out it wouldn't make sense.

BTW, if a lender sells a property for more than what is owed they are required to refund the difference to the previous owner.

Default The April turn up has happened...

Here are a set of charts that show what has happened in Las Vegas in April.

The data is not yet complete and the official numbers probably won't appear until Friday. But they are pretty close.

It appears to be a turn up. I would think it will clearly hold through May and June. We will have to wait and see what happens in July without the rebate closings.

Would it be possible for you to post the median resale prices by Zip Code (or region)?

I was reading today that Henderson (where values have been more stable) had four Zip Codes that posted declines of 20% or more:

89011 = -35.7% (LLV)
89102 = -23% (Is this is in Henderson?)
89074 = -20.5% (Green Valley)
89015 = -20.1% (E. Henderson)

These are single family medians.

Zip March April
89011 166000 182450

89102 120000 97000 This is downtown Rancho and Charleston

89074 200000 165000

89015 120000 130000

i don't think any actually meet your criteria. Might get a differeent result if I added the condos and townhouses. Those are pretty much never used in these tracking things though because condos can have very odd patterns.
