Several months ago...as in winter? When I bought, I started looking in earnest in Spring of '09 and closed in early summer. I looked at so many places during that time frame, I lost count. Literally. I don't recall ever running across a winterized home. I'm not saying they weren't out there, I just didn't run across any. And I think the likelihood of someone running across one in July is exceptionally low.

Next up - is the cost of earthquake insurance prohibitively high in Las Vegas?

yes, I got same explanation from listing agent -> its not about "winter",
its
OR just "telling prospective buyers to NOT use the sinks and toilets or else they will be held liable for any potential damage."
OR its sign "water is off" , so do not use toilets...

Winterization is not about "winter"? You should have said that in the first place. As the evening temps start dipping into the 90s I'm sure there will only be more and more of these winterizations taking place.

BTW, finding reasonably priced hurricane insurance in Vegas can be extremely difficult. I'm just letting you know that in advance as it may influence your buying decision.

Er, I can't imagine the risk of hurricanes in Las Vegas is anything to worry about. But hey, if you want to buy hurricane insurance, go ahead.

Question How long does it take to close on a house?

My lender, Bank of America has taken almost 4 months and we still haven't closed. There were some things the seller had to do to repair the house that the VA inspector found but even so, seems like this is dragging out a long long time.

How long does it normally take to close on a house these days?
