For those of you who want to know how the different zip codes appreciation or depreciation or just stayed the same did last yr, in Sundays RJ they provided a zip code map. The RJ puts this out about this time every year, Comparing it to last year it looks like depreciation has slowed up. However it's the banks and investors controling prices and availabilty causing this is all being manipulated.

Pretty interesting. Just wish it also showed the total sales volume for each zip, since obviously that's going to vary widely, and the numbers mean more where the sample set is larger.

Has the same old problem. Most of the down is mix change not price decrease. Always the problem with median pricing. iN 89134 for instance price was down almost 6% because the median house was smaller.

I would think the numbers are heavily exaggerated by a trend to selling smaller units most likely driven by cheap REOs.

There certainly was some heavy price decline in the last quarter of 2010 particularly in REOs...but it is not what is showing in those charts.

Just got an RE flyer....Drastic Price Reduction...

$5,999,995 to $3,375,000.

The hard times are hitting all over....
12,000 SF So only $281 a SF...

USA Today: Bulk of Las Vegas Homes are Underwater

I'm assuming that the 70% underwater figure refers to those home with mortgages. How many homes in Las Vegas are owned free and clear?
If one in nine homes with financing went into foreclosure, and this has occurred for the past four years or so (?about 40%), and there must be a certain percentage of people who are underwater who will not foreclose if they are financially sound or for personal moral reasons, then how many homes are left?
