I just knew the bottom predictor would call it again. I just knew it. Oh wait, this is not a bottom call this is a call to buy as this year or next will see those who stood back by not buying properties crying in their soup. Man is this person predictable or what?? One has to be careful when the Choo Choo is being driven by our favorite conductor... Purple cool aid anyone??? Just hire a certain realtor and put your money where his mouth is. I guarantee you will find out where lemmings go after they die...LOL.

Skepticism = Healthy dose of reality

Gold futures broke $1600 today and are on their way to $1700 (and higher)
The debasement of the $$$ is accelerating (money supply growing exponentially)
Oil exporting countries know this and are now trading in their own currencies
Real estate assets are intrinsically tied to the $$$ (FIAT currency)
Investors pouring cash into Las Vegas real estate due to negative yielding interest rates
Another "asset bubble" being created in the form of excess vacant rental properties
Unemployment sustained at high levels does not necessitate need for additional housing
Bubble deflates as investors unload nonperforming assets (rental properties)
Prices fall (again)
Investors turn to hard assets (gold)

Of course this is all best case scenario. Could be a lot worse if something unpredictable happens like loss of water for 24 hrs. (city decends into panic) or a terrorist attack occurs (city decends into chaos)

1. Employment

2. Rents (price-to-rent multiple = annual rent x 15)

3. Foreclosures

That's pretty much a slam dunk, 3 "FAILS" out of 3!

The simple act of filing a "quiet title action" would force the mortgagee to produce the title. If they can't do this and the mortgagor has lived on the property for at least 5 years and payed all the taxes then he retains title. That's the law, has nothing to do with nonpayment.
