Pricing is stable and volume up about 10%. We really need to see the March numbers which will be out the first week in April. But as of now volume is headed up...though price is not moving. One interesting change is that the price on REOs has popped a good bit. Not enough of them to have any real market effect but they certainly have turned upward.

I would have to say that if the house is in a very good area, and in decent shape with a view and nice landscaping, these things do not stay in the markedt more than few days and will be contigent, I spotted one in Seven Hills for $495,000 and in matter of two days it was shown as contigent.

From what I've read on this blog, the landlords/agents shout any differing opinion down, get nasty/name call first and feel superior to their tenants, clientele and the hoi polloi. There is no real discussion here because the LLs and RE agents' sensibilities are so delicate.

In regards to the market these days...if something has been on the market for 250 days and I'm paying cash...what should I offer? 10% below? Throw out a dozen offers around 10% below asking on stuff that's been on MLS for 8 months and see what sticks?

get comps for the area and forget about what their asking price is unless you're in love with the house and have to have it, then just offer asking.

properties that I'm going to rent...I don't love them or will live there...just wondering about something being up there for that long...would a fool offer asking price for a property on MLS for half a year or more?

If it is for the purpose of investment, I would offer them 8 x yearly rent and see what happens.

So you are saying for a home that rents for $1000, offer $96000? And people say I'm delusional! At least there was humor..

Well, first, this is not a blog.


The name calling from one side is primarily calling out returning "trolls". (Note: better to just report them). Contrary views about the LV market, (not about national markets, or the Fed, etc. ) expressed in a civil manner, consistent with the TOS, without name calling or other personal attacks, are welcome here. There have not been many able to do that lately.
