It looks like foreclosures could start speeding up again, according to the supreme court decision regarding Mers. This decision could effect inventory and in turn effect pricing.

Depending on the rate the banks start foreclosing,anyone who purchased a property this year and part of last year could see the value of their home go down, how much know one really knows for sure. Before the law ab284 there were over 3000 foreclosures a month hitting the mls. Some people are predicting this is going to start again.

This is definitely a wait a see moment for both buyers and sellers. This could effect sellers ability for pricing.

And just exactly does this Nevada Supreme Court decision negate ab284?

Amended/repealed in the next legislative session?

Thanks for the info on your short sale. we are two months in and so far we think the BPO has been done and the bank negotiator has it and is making the decision on what price is right. But this is all supposition by the seller's agent.

Did it take 3 1/2 months to get you the price or did you know that earlier in the process? I am dying for any information but nobody knows anything.

That is good news for buyers. Maybe this will get the bank to approve our short sale quicker.

In our case the BPO was done early August and we didn't hear anything back until the approval last week. I assume they would have told us last week if our price wasn't acceptable.
